A home inspection is an important part of the buying and selling process of a home purchase. Our home inspections are in depth and complete. We look at all the systems of the home. Treating the home inspection like a property investigation is more exhaustive and complete than a normal visual only inspection. We look at all the systems of the home to help build a complete and in depth assessment of the structure. We take between 60 - 150 photos on every inspection. This allows us to provide you with the most accurate and complete reporting available. 



Pre-Storm Inspections

One service we offer is a yearly pre-storm inspection. For home owners in hurricane prone areas, this can be a valuable tool. Insurance companies are always denying claims based on damage being maintenance related or prior damage. We come once a year and document your home. Four (4) Point Inspections

This is a service that is included in our advanced home inspection package. It is a 4 page report that the insurance company requires to qualify for insurance on all homes. Performed by one of our best home inspectors.  It checks the plumbing, electrical, HVAC and roofing systems of the dwelling for condition and age.  Service is available in the Jacksonville, St. Augustine, and Daytona Beach areas. 

Maintenance Inspections

We offer yearly maintenance inspections. This is an inspection of the major systems of the dwelling. It's more in depth than a 4 point inspection and not as in depth as a home inspection. We check all the home systems for wear and tear and potential failure risks. The intention of this inspection is to catch potential risk of loss before it happens and minimize the overall effect of any losses. 

Wind Mitigation Inspections

We offer wind mitigation inspections for home owners who are required by the insurance company or municipality  for compliance. This is often packaged with other services. 

This inspection requires inspection of the trusses, roof sheathing, roofing, windows and doors.

A home inspection is an important part of the buying and selling process of a home purchase. Getting the right inspector can make or break a home purchase. So, how do you choose the right home inspector? 


First, look at their experience! 

A newly licensed inspector may not necessarily be bad. Some people have backgrounds in other building science related fields and come to this profession late. Asking about the inspectors background can help determine experience level.

At our firm, we try to employ inspectors who have a background in insurance adjusting or construction. Why? Because they know how to determine cause and origin! This is very important when inspecting. If the home inspector doesn't understand why it is damaged, he can't fully understand the scope of the damage. This prevents the home inspector from being able to explain the damages to you, the home owner. Some defects can easily be corrected. Some defects that appear minor in nature can have a more devastating impact on the performance of the house long-term. 

 
 

Second, am I being educated in the product or service or am I being dictated too?

This is a big one for me personally. Years ago, I used to be a salesman for a roofing company. One of the biggest complaints I heard from clients was other company's "dictated too" or "talked at" the client. They made no attempt to educate the client on the products, company or service being provided. We, at Sizemore Inspection Services, believe an educated client is happy client. We try to explain our reporting thoroughly and clearly. We are always available for questions should the client need additional information on a service that has been provided. 

 
 

Last, is my inspector giving me the time I require?

If the inspector isn't giving you enough of his time, to provide you with excellent service from the first phone call, he may not give your inspection the necessary time it deserves! Inspections require a lot of attention and focus. There are details that should not be missed. If they are, it can cost you (the home owner) a considerable amount of money in the future. 

 
 

One such mistake I personally witnessed was on a claim I handled for a local family in Jacksonville, FL. They bought the home. Had it inspected. Then the back porch collapsed shortly after purchase. The home inspector gave them a very fancy report and did not spend the prerequisite time to explain the report either. He missed the fact that the foam roof panels were non-structural and fastened to a non-structural fascia. The panels then had three layers of roofing installed. Which exceeded the design load of the panel. This caused the collapse which could have killed someone if they had been on the patio at the time of the event. It was not covered by the insurance company. This happens daily, unfortunately. Learn from their mistake.
